Perth STRA Rules in 2025: Registration, 90-Night Limits & How We Help Hosts Comply

As of 1 January 2025, the WA Government has regulations for short-term rental accommodation (STRA) across the Perth metro area. Here’s a plain-English summary — and how we can support you through each step.


1) Registration is mandatory (hosted & un-hosted)

All STRA providers must register their property on the State Government’s STRA Register — regardless of whether development approval (DA) is needed. Registration is online. The fee is $150, with a waiver if registered before 1 December 2024. (If you missed the waiver window, you’ll pay the standard fee.)


2) Un-hosted STRA: the 90-night allowance without DA

Within the Perth metro area, an un-hosted property can operate up to 90 nights per 12 months without DA. Planning to exceed 90 nights? You must secure DA from your local council before going over the limit.


3) Getting DA if you need more than 90 nights

  • Contact your local council: Confirm their STRA DA requirements and forms.

  • Prepare documentation: Ownership proof, safety compliance, plans, and any council-specific items.

  • Submit the application: Follow council guidelines precisely to avoid delays.

  • Wait for approval: Don’t exceed 90 nights until DA is granted.


4) Follow local planning rules

You must comply with local planning laws and by-laws. Operating without required approvals can lead to penalties, including suspension or cancellation of your registration.


5) Ongoing responsibilities after registration

  • Report booking information to the STRA Register as required.

  • Meet any council conditions (occupancy limits, parking, noise rules, etc.).
