They are chasing a feeling - sunshine after winter, big events with friends, and a base that makes Perth easy. If you host here, spring is the quarter that can set up your year. The aim is simple: be findable, be guest ready, and be priced for the weekends that matter.


What guests are searching for right now

  • City convenience for RAC Arena and CBD events. Studios and 1 beds near the train line are getting the first looks.

  • Family friendly for Royal Show and school holidays. Two bed and parking beats a slick studio every time for this crowd.

  • Leafy escapes around Kings Park and the western suburbs. Spring photos sell the vibe, so make sure your listing images feel bright and seasonal.

  • Food and wine weekends in and around the Swan Valley. Clear driving times and easy check in win bookings from out of towners.


Where demand will pop

  • Claremont - Subiaco - Nedlands: Royal Show and uni area visits push family demand. If you sleep 4+, you can confidently set a 2 or 3 night minimum on the Show weekends.

  • Perth CBD - Northbridge - West Perth: UFC and WWE weekends plus general city events. Walkability and late checkout matter more than spa baths.

  • South Perth - Burswood - Vic Park: easy access to the river, Optus Stadium, and the CBD. Good parking and clear access notes help you stand out.

  • Guildford - Swan Valley fringe: October wine and food crowds. Highlight patios, BBQs, and quiet hours. Mention the drive time to popular venues.

Your pricing playbook

  • Start high, tune later: Lift weekend bases 10 - 20% now for 27 - 29 Sep, 10 - 12 Oct, and 21 - 23 Nov. If pick up is slow 7 - 10 days out, you can walk rates down. It is much harder to walk them up once you sell out.

  • Minimums that make sense: 2 - 3 nights on event weekends. Keep 1 night mid week to scoop business travel and relocations.

  • Do not race to the bottom: Set a last minute floor you are happy to accept and stick to it. Protect your brand and cleaning standards.

  • Bundle small upsells: paid late checkout, welcome wine, secure parking. These feel like service and add margin without discounting.


Make the stay effortless

  • Arrival: a short, visual check in guide with the door photo, keypad location, and the exact parking bay. Send it again at 3 pm on arrival day.

  • Stock: extra linens, spare batteries, and a back up set of toiletries. One missed item can cost a review.

  • Noise and neighbours: set expectations up front for event nights. A friendly 9 pm reminder message does wonders.

  • Cleaner backups: spring stacks weekends. Have a plan B for turnovers and a quick message template ready for same day changes.


Listing tweaks that move the needle

  • Lead with the why: first sentence should sell the reason to stay this spring - walk to RAC Arena, 8 min to Claremont Showground, balcony views of the jacarandas.

  • Refresh your top 5 photos: bright, uncluttered, a hint of green outside, and a hero shot that looks like spring.

  • Answer the deal breakers: parking yes or no, bed sizes, lift or stairs, and Wi Fi speed. Guests will book faster when they do not need to ask.
